Conservation Area Windows Explained

A conservation area is a legal designation that recognises the special architectural or historic interest of an area. It doesn't freeze the buildings — it means changes need to preserve the character of the area as a whole. Windows are the single most visible external element, so window replacement is one of the most scrutinised changes.

Some conservation areas have an Article 4 direction — a further restriction that removes Permitted Development Rights specifically for window and door replacement. In those areas, every replacement needs planning permission, even like-for-like. Check the council's planning portal for Article 4 designations covering your street.

Most councils in conservation areas accept: like-for-like timber sash replacements, timber-appearing uPVC flush casements with heritage colours and slim glazing bars, and dual-colour options (heritage exterior, white interior). Chunky sculptured uPVC in bright white almost always gets refused.

Before submitting an application, ask for pre-application advice from the council's conservation officer. It's usually free and gives you clear guidance on what will and won't be accepted. Applications made with pre-app advice are approved at much higher rates than those submitted cold.
