    Choosing Doors for a New Build

    New-build developers economise on doors — often the cheapest compliant option. Here's how to upgrade sensibly at options stage or shortly after.

    What developers usually fit

    Standard developer specification is: composite front door (basic manufacturer, single glazed panel, 1-star cylinder), uPVC back door, and uPVC or basic aluminium patio doors. All compliant with current regs but usually the cheapest product that meets minimum standards.

    Front door — worth upgrading at options stage

    The front door is the single biggest external-appearance decision on a new build. If your developer offers upgrades (Distinction Doors, Solidor, Rockdoor), the price uplift at options stage is a fraction of what a post-completion replacement would cost. Prioritise the 3-star cylinder upgrade — it's often left as a paid option.

    Patio doors — the big lever

    New-build patio doors are typically basic aluminium bi-folds or sliders. Slim-frame upgrades and higher-spec brands (Origin, Sunflex, Reynaers) are often offered at options stage with 20–40% uplift over standard — significantly cheaper than replacing after completion. Worth the money if the room matters.

    Back door — often ignored

    The back door is where developers save. It's often a bargain-basement uPVC door with a 1-star cylinder — the weakest point in the house's security. Insist on a 3-star cylinder upgrade at handover or budget £500–£900 for a proper composite replacement in year one.

    NHBC warranty implications

    Post-handover upgrades don't void NHBC cover but need to be professionally installed and, where applicable, FENSA-certified. Keep the paperwork — you'll need it at any resale within the warranty period.
